POLICIES 
By making a reservation you accept all policies.

I have put a lot of hard work, time, and money into improving these houses and I expect you to care for them during your stay. It’s my pleasure to share them with you and hope that your trip to the mountains will be unforgettable.

The Bad List

• You don’t want to be on the Bad List! Anyone who doesn’t follow the policies will be put on the Bad List and won’t be allowed to return for many years, in addition to losing your deposit.

What to bring

These cabins are housekeeping cabins. This means you do the housekeeping, or you will be charged a $200 cleaning fee.

  Pillows and blankets are provided. bring sheets, pillowcases, and towels (bath and kitchen). 
                                  Upon request and prior notice, we can provide linens for a fee. 
  Pots, pans, and kitchenware are provided: bring trash bags, paper towels, food and water if you do not like well water.

  You are expected to do the housekeeping. The area does not provide personnel for dependable housekeeping.

Cleaning Fee and Damage Deposit

• A $200 (+/-) damage/cleaning deposit is required to secure your reservation.

Check-in 2 pm

Make yourself at home upon arrival and do not expect a greeting party as this is your home in the mountains. Enjoy and Relax

• Make sure you have received the code for entry and instructions. 

• For earlier check-in or later check out call the day before.

Check-out 11 am

• Check out is at 11 am. The next guest checks at 2pm.
Remember this is your house in the mountains, if you leave it not ready you will lose your deposit and/or be charged a cleaning fee. 

If I cannot make it there to inspect before next guest, they will inspect and take photos, from there I will do what I have to.

• The property is on well water, so if you don’t like well water bring your own. Well water will always be different at different times of the year at this location as it is an area where snow melt and rain can change the aquafer.

• Pricing is based on 2 people at Little Bonanza and Bonzai.

• All additional people or pets is an additional $20 per night, prior approval required. 

• It is best to tell of all additional guests and pets! If you do not it will be $40 per night for any additional guests you bring without advanced notice, and/or you will lose your deposit.

Reservations by the night or by the week.

    - 2-night minimum 
    - 3-night weekend minimum (both prior to and after) the holiday or special events.

Expectations from guests

• This is based on “Pay It Forward” leave the cabin as you found it (CLEAN)

• Clean and put away all dishes. 

• Clean kitchen counters.

• Sweep and mop floors, shake out rugs.

• Pack in -Pack out.... please take everything you bring, i.e. trash, food, personal items.
      That is haul off all garbage. We are in bear “plus” country, so please do not leave any food, coolers, or garbage outside.
       ALL GARBAGE IS HAULED OFF, IF A DUMPSTER IS AVAILABLE THEN PUT IN IT. (From May to October there will be                     dumpster on the property.) DO NOT LEAVE THE TRASH IN THE CABIN.


• The house must be clean and 100% ready for the next guest when you leave.

 Any item not completed will be subject to a fee or the loss of your deposit. Please be respectful and leave the house as clean as or cleaner than you found it.

Remember I am making these places as your home in the mountains.

Pets

• There is a $20.00 additional per night per pet fee.

• All pets must be kept on a leash at all times while on the property. There are new sights (tigers(lions), coyotes and bears on my!),     and they are not familiar with the area; you have been made responsible for them, please take care of them.

• Please clean up after your pets or you will lose your deposit. You aren’t in the middle of the woods, but close, you are in my yard.   Scoop that poop!

• Pets may not be left unattended inside the house! Pet owners who leave their pets unattended inside the house will be subject to the loss of the deposit and all additional cleaning and damage fees.

• If we are not told before your arrival all additional pets or guests will be $40.00 per night. Honesty is the best policy.

• Remember you brought your dog here to be on a vacation not locked up or tied to a tree. Just like I don’t want to be tied to these cabins. I want to go play and you would not like my bark, so please respect this place.

Wood Stove at Buck House

• If you want to have an inside fire in the Buck house, MAKE SURE THE WOOD BOX IS FULL AND THAT IT IS READY FOR NEXT GUEST.  Place small to medium-sized wood and kindling, in box along with long burning wood so those who arrive next can easily start the fire.

Outside Fires

• Bring your own wood and before starting a fire in the outdoor fire pit always verify that there are no fire bans or restrictions in this area. YOU NEED TO PROVIDE WOOD FOR OUTSIDE FIRES.

• Never leave a fire unattended!

• Always ensure that a fire is out before you leave or go to bed. Pour water on the fire, stir it up, and then pour more water on it. You are responsible!

• No large fires, be smart and safe,

• Please be considerate of the other guests.

Cancellation Policy:
  • You will receive your reservation deposit back only if the cabin you reserved gets rented.
  • You will receive your damage deposit back if you leave the cabin 100% ready for the next guest.
  • Reservation Cancellation: You will receive all back except a $50 cancellation or change fee if the place you reserved gets rented.
  • *No refunds will be issued due to weather conditions.
  • A $200 damage/cleaning deposit will be required for your cabin before arrival, this will be refunded around the 15th of the following month.
